With all the other options out there, why did you choose to work at Bluestone and continue to daily?

Most companies want their employees to be robotic, but Bluestone encourages me to be my authentic, quirky self. It makes coming to work a delight and not something that I dread.


What do you feel is the hardest part about selecting an apartment, from a prospect standpoint?

Finding an apartment that you click with can be hard when you only see an empty space. You need to visualize how your life could look, down to the little details, to see if it can feel like home.

What do you love most about the apartment homes Bluestone offers?

Bluestone offers our future residents much more than just an apartment home. They offer community. Walking into HELLO is a breath of fresh air as it showcases vibrant colors and murals from local artists. The homes themselves are a blank canvas that allow our residents to paint their own picture (but please don’t draw on the walls).


What is an interesting or goofy thing about yourself that you’re willing to share with the world?

I am obsessed with frozen desserts! On more than one occasion I have ordered 5+ different quarts of ice cream because it is impossible for me to choose just one. I believe that there is always room for ice cream even if my freezer does not agree.

+ Application & Move-In Expenses

DUE AT THE TIME OF APPLICATION

*If your application is approved with conditions your security deposit will be equal to one month’s rent. The balance of the full deposit, minus the $300 already paid, will be due within 24-hours of being notified of your conditional approval.

+ Application Process

Our applications are done 100% online. To get started, please complete the following steps:

  1. Visit the website of the community you’re interested in.
  2. Click on “Apply”
  3. Click on “Have a quote id?” and enter your quote number.
  4. Enter your information to create an account.
  5. You’ll then proceed to enter all of your information.
  6. If you have a roommate or co-signer be sure to enter their information so they receive an email invitation to complete their portion.
  7. Be sure to upload correct income documentation to avoid processing delays. The two most recent consecutive pay stubs are the preferred documentation however check out our “Resident Selection Criteria” document for a full list of acceptable documents.
  8. Once your information is completed you will be asked to acknowledge and accept various terms.
  9. The final step will be the submission of your $50 application fee and $300 security deposit.
  10. When a roommate or co-signer submits their application, they will pay a $25 application fee.

Reminder: An application is not considered complete until all applicants, including co-signer, have submitted their complete applications including sufficient income documentation (review the Resident Selection Criteria document) and application fees. A unit will not be held more than 24-hours from the time the initial application is submitted. Any incomplete applications will be canceled once 24-hours has passed. In the case of a canceled or denied application, the security deposit will be returned, within 30-days, by USPS to the address listed on the application. Upon acceptance of your application, you agree to execute a lease within 24-hours. Please keep in mind that a move-in may not occur any sooner than 72-business hours from the time the lease agreement is executed by all lease holders. If your move-in checklist is not completed 48-business hours prior to your move-in, your move-in may be delayed.

+ Lease Signing

Once your application is approved you will be sent a link to login to sign your lease. Please keep in mind that once your lease is signed it CANNOT be changed so please make sure your move-in date is accurate. You will have 24-hours for all leaseholders to sign the lease from the time it is sent to you. All leases are signed electronically. Please be sure to read through it carefully. We have included a sample lease below for your reference.

+ Mailboxes & Packages

We do not sign for packages however delivery providers are able to leave a package for you. Typically, delivery providers will leave your packages near the mailbox bay at each property, unless you give them instructions to do otherwise. Packages must be collected within 10 days of delivery. 

bos, Capitol District, HELLO and SPACES have a package room where delivery providers should leave your package(s).

Mailboxes are easily accessible in common areas.

9ines, 22 Floors, 8 Street, Joslyn Lofts, and Capitol District – located within the main entrance of each building.

bos - located within the main building, across from the fitness center.

SPACES – located outside on the Southwest side of the building, which can be accessed out the front building entrance. 

HELLO - located between the elevator and main entrance on the first floor.

ZAG – located in the building with the large ZAG sign. Each entry holds half of the property’s mailboxes.

+ Maintenance

Service Requests can be submitted through the Resident Portal.

24-Hour Emergency Maintenance Service is available for after-hour emergencies.

+ Parking

All communities, with the exception of Joslyn Lofts and Capitol District, offer FREE surface lot parking. All vehicles parked on the premises must be registered with the property. 8 Street, bos and SPACES require a parking permit. If you would prefer to take advantage of assigned parking, we do offer the following:

bos offers assigned garage parking for $100 per month.

Capitol District offers the following garage parking options:

  • Uncovered: $90/month

  • Covered: $120/month

  • Premier Covered Direct Access: $150/month

Joslyn Lofts offers assigned gated surface lot parking for $70 per month and assigned garage parking for $120 per month.

SPACES offers assigned garage parking for $85 per month.

ZAG offers assigned garage parking for $100 per month for compact/regular spaces.

HELLO offers assigned garage parking for $150 per month for compact/regular spaces.

*Please keep in mind that all assigned spaces are available on a first-come, first-serve basis. They can be added at any point throughout the lease but cannot be removed until the end of your lease term. 

**Storage of anything other than an operational vehicle is not permitted in rented spaces.

+ Pets

All of our communities are cat friendly. We do not allow dogs, except at Capitol District and HELLO. We allow a maximum of 2 cats per apartment. There is a non-refundable pet fee of $300 for one cat and $450 for two cats. Monthly pet rent is $50 per cat. Please note that Service Animals and ESAs will require proper documentation.

Capitol District and HELLO are cat and dog friendly communities. We allow a maxium of 2 pets per apartment. There is a non-refundable pet fee of $300 for one pet and $450 for two pets. Monthly pet rent is $50 per pet. Pet DNA registration is required for all dogs. Breed Restrictions include: Pit Bull (or any bully breed/mix), Rottweiler, Chow, Doberman, Husky, Malamute, Akita, German Shepard, Dalmatian, Mastiff, Cane Corso, Booxer, and any wolf hybrid. Breed verification will be based off vet records.

+ Preparing for Move-In

Once your lease is signed a move-in checklist will be available to you on your Resident Portal. The items included on the list are:

  • Transfer OPPD (Electric) into your name.
  • Transfer MUD (Gas) into your name (Joslyn Lofts only).
  • Pay Move in Balance
  • Optional: Enroll in Personal Property Coverage
  • Download the Resident Portal App

These tasks must be completed no less than 48-hours prior to your lease start date to ensure that your move-in can occur on the planned date. 

WHEN WILL YOU GET KEYS? On the morning of your lease start date, you will receive a Welcome Email from your property manager by 8:00 AM. This email will provide you with instructions on how to access your new home. You can then move in at your convenience. Please be sure that you have opted in for notifications, through the resident portal, so you receive the email.

CAPITOL DISTRICT APARTMENT residents will schedule a Welcome Home Orientation up to 48-hours prior to their lease start date to learn how to access the building and their new home with ease on their move-in day.

+ Pricing & Lease Terms

When you tour a Bluestone apartment home you will be provided with a price quote, which will be sent to your email. This price quote is valid for 48-hours. Our prices can change daily due to supply and demand. Pricing may also vary based on the length of the lease you sign and how far away your move-in date is. It’s important to enter the quote number, on the quote you’re provided, when you submit your application, so the correct rate is used. If you decide to change your move-in date or lease term a new quote will need to be provided.

+ Qualification Criteria

Any persons occupying a Bluestone apartment home, who is 18 years of age and older, must complete an application. To rent at a Bluestone managed property, applicants must satisfactorily pass credit, income, criminal, and eviction screenings. ResidentVerify is the service administering all screens and will issue results accordingly. 

Income documentation is required at the time of application submission. While the two most recent consecutive pay stubs are the most common documents submitted, you can find a full list of acceptable documents within our Resident Selection Policy below.

+ Renewals

60-90 days prior to your lease expiration you will be sent a renewal offer letter by email. This email will outline the lease terms available and the applicable price for each. Renewal rates are determined by how the market is performing. 

If you opt to not sign a lease or submit a notice to vacate, your Lease will automatically renew on a month-to-month basis at a rental rate of 125% of your monthly rent. You will have the option to go month-to-month for one rent cycle. 

A 60-day written notice to vacate is required if you plan on moving out at the end of your lease term.

A Lease Termination option is built into the lease. It requires a 60-day written notice to vacate, a termination fee equal to 2.5x the monthly rent, and payback of any concessions used.

+ Rental Payments

Rent is due on the 1st of each month. Rent is late on the 6th of each month and a $75 late fee will be charged. In addition, all late payments must be submitted in the form of a cashier’s check or money order. Rent payments can be submitted through the Resident Portal, Resident Portal App, or to the office. Late payments must be submitted to the office. No cash will be accepted at any time. Returned or rejected payments are subject to a $50 returned/rejected fee.

+ Renter’s Insurance

Our residents are automatically enrolled in our AssetProtect Liability insurance program for a monthly fee of $11.00. This service provides up to $100,000 in liability coverage per apartment home. This service does not provide personal property coverage for resident belongings. We urge you to get your own insurance for losses to your personal property or injuries.

As an added service, we have partnered with LeaseTerm Solutions to offer PropertyProtect, a low cost personal property insurance program.

bos, Capitol District, SPACES and ZAG are pleased to offer storage lockers for lease.

bos - $30 per month

  • 3x4 ft and 7 ½ ft tall

Capitol District - $30 per month

  • 3x4 ft and 8ft tall

SPACES - $20 per month

  • Full-Size Locker Dimensions: 39”W x 48”H x 75”D / Opening Dimensions: 26”W x 46”H

ZAG - $15 half-size/ $20 full-size per month 

  • Full-Size Locker Dimensions: 39”W x 48”H x 75”D / Opening Dimensions: 26”W x 46”H
  • Half-Size Lockers are full-size lockers with a diagonal divider inside. Great for a bike.

+ Utilities

Our properties are all-electric, with the exception of Joslyn Lofts, which is gas and electric. All residents are responsible for putting Electric (OPPD) in their name with a start date no later than the scheduled lease start date. Joslyn Lofts resident must also put Gas (MUD) in their name with a start date no later than the scheduled lease start date. Neglecting to put service in your name will result in a late utility transfer for $20 plus usage charges.

Cable/Internet is available through COX.

Capitol District: The $55 monthly internet technology fee provides you with access to Cox 500mbps WIFI services. To utilize this service, you will need to contact Cox Communications to activate your modem/router.

Water, sewer, and trash are charged to your account on a monthly basis. These charges are sub-metered or split by all residents based on the size of the apartment occupied and number of occupants. On average, these typically range from $15.50 to $40.00. Keep in mind that we offer homes ranging from micro studios to three bedrooms throughout our portfolio. 

**Electric and Gas **averages will vary significantly based on the size of your apartment, the direction it faces, the level you select, and your personal temperature preference. You are welcome to contact OPPD and/or MUD with the specific address you’re interested in to ask what the monthly billing average was for the prior year.

You will see a utility billing fee on your account each month. 8 Street, 9ines, 22 Floors, Joslyn Lofts, and Capitol District is $3.50. bos, SPACES and ZAG is $4.00. There will be a one-time $3.50 move-in fee applied to your account for your W/S/T setup. Upon move out there will be a one-time OPPD transfer fee of $17. Upon move out, there will be a one-time transfer fee of $44 for MUD at Joslyn Lofts only. Capitol District will also be charged an $8 monthly amenity fee that applies due to its location within the district.
